Roof Cleaning

Moss on a roof causes real damage. It doesn't go away on its own.

Moss holds moisture against roof tiles like a sponge. In winter that moisture freezes, expands and gradually cracks the tiles — a process that accelerates year after year if the moss is left in place. Moss and debris washing down into gutters is also one of the leading causes of gutter blockages and subsequent damp problems across Hertfordshire.

St Albans Jet Washing removes moss, algae and lichen from all roof types across St Albans and Hertfordshire using appropriate techniques — manual scraping with telescopic tools, soft washing with biocide solutions, or a combination of both depending on the roof type. We never use high-pressure jet washing directly on roof tiles, which can dislodge mortar, crack fragile tiles and void roofing guarantees.

No high pressure on tiles — ever

Surfaces we clean

All roof types. The right
method for each.

Different roof types need completely different cleaning methods. We always assess your roof first and use the safest, most effective approach.

01

Concrete roof tiles
The most common roof type in Hertfordshire. Moss is removed manually with telescopic scrapers, followed by biocide treatment to prevent regrowth.

Most common

02

Clay roof tiles
Common on Victorian and Edwardian homes across St Albans. More fragile than concrete. Manual scraping and soft wash only — no pressure.

Period properties

03

Slate roofs
Natural and artificial slate require very gentle treatment. We soft wash with appropriate biocide solutions and avoid any mechanical scraping.

Specialist care

04

Flat roofs
EPDM, felt and fibreglass flat roofs accumulate debris and algae. We clear and soft wash to remove organic build-up and improve drainage.

Also available

05

Ridge tiles and mortar
We visually inspect ridge tiles and mortar during every roof clean and report any issues. Repair work can be arranged separately.

Inspection included

06

Solar panels
Solar panels lose efficiency when covered in algae and debris. We clean panels carefully to restore output without voiding manufacturer warranties.

No surprises, no upsells. What we quote is the full job.

Safe moss removal

Moss is removed from tiles using appropriate methods — manual telescopic scraping for concrete tiles, soft washing for more fragile surfaces. We never use high pressure directly on tiles.

Biocide treatment

After removal, a specialist biocide is applied to kill remaining moss spores and algae and prevent regrowth. This continues working for months after the clean and significantly slows re-colonisation.

Gutter clear during the job

Dislodged moss goes straight into the gutters. We clear and flush gutters as part of every roof clean — we don't leave the job half done.

Visual roof inspection

While on the roof we carry out a visual inspection and report any cracked tiles, loose ridge mortar or damaged flashings we spot. We won't charge to flag a problem.

Common questions about
driveway cleaning in Hertfordshire.

Common questions about our roof cleaning and moss removal service across St Albans and Hertfordshire.

How much does roof cleaning cost in St Albans?

Our roof cleaning in St Albans and across Hertfordshire starts from £149. The final cost depends on the size of your roof, the pitch, and the level of moss build-up. We confirm the full price before any work begins.
No — not directly on the tiles. High pressure dislodges mortar, cracks fragile tiles and can force water under the tiles and into the roof structure. We never use high pressure directly on roof tiles. We use manual scraping and soft washing, which are the only safe and effective methods.
Yes, eventually — moss spores are airborne and will always re-colonise over time. A professional clean with biocide treatment typically keeps a roof clear for 3–5 years. North-facing roofs in sheltered positions may see regrowth sooner. Regular maintenance is far cheaper than tile replacement.
Yes — always. Dislodged moss goes straight into the gutters, which is why gutter clearing is included as standard with every roof clean. We flush and check every downpipe before we leave.
Yes — we clean around solar panels carefully and can clean the panels themselves on request. We use appropriate low-pressure techniques to avoid damaging the panels or voiding manufacturer warranties. Just let us know when you enquire.
